Elvia, the last time this came up for us in Bolingbrook, the village reported that theyhave adopted the 2006 International Property Maintenance Code guidelines on this, it boils down to 70 sq. ft. of bedroom space per occupant.

I had a house sit for almost 7 weeks because the village required a permit and it took me that long to get a licensed plumber that would give me an estimate and put me on the schedule. 

I‘m wondering how investors in the Buffalo, NY market are viewing the Elmwood Village/ Allentown and North Buffalo areas as long term holds at this stage.

My personal experience with rentals in Hot Springs Village is that it is no problem renting in the spring, summer and fall but finding qualified renters in the winter is a bear.There are a number of REIA's, Meetups and Landlord Associations throughout the state.

Little Village, McKinley Park, Brighton Park are three areas I like. 

Charles Village, Hampden, and Seton Hill come to mind.

Hi all, Just bought my first place, a 4 unit house hack in Little Village/Pilsen.

But you have Hawkins Village practically right across the street which is notorious for shootings even though the police troll through that area heavily on purpose.

The village do not require owner to live there.
