That could be offset by some creative financing on the right property if you were able to do a cash-out financing deal (tough to do when first buying a property, if not impossible unless you have a very strong balance sheet and a very close relationship with your lender), but even then, you will likely be cashing out up to a 75% LTV, so 25% of your equity is unavailable for this option.

I haven't gotten any of the promises EXPENSIVE mentors gave me, "step-by-step" instruction, "someone holding you by the hand", none of that garbage worked, the mentor was unavailable for MY needs and just sent me a bunch of copy-and-paste emails.
