It's a tough part of STRs that some investors struggle to understand, but lending off residential assets based off how much the home can earn as an STR is far too risky.

Back when a close friend of mine; he’s a commercial landlord in Phoenix who once took on a quircky triplex in a tough neighborhood..decided to reshuffle his insurance setup, I saw firsthand how getting stuck in a clunky policy can really stall your forward momentum.

Again I could be wrong, and I don't want to be a Debbie Downer, but this seems like a tough road.

Its a tough one to really help someone with. 

If you can’t explain something yourself, and need to refer to someone else’s explanation via video, perhaps you shouldn’t be posting about it in the first place.In two years or after the next recession you and all your co workers will be selling something else when your “clients” are left with investments down 50% in value and homes with loans they can’t afford.  

Came up with a little mental "que" or montra if you will the other day while driving to help me through those tough mental days, and wanted to share...."

There are some great deals this time of year and the over inflation of small multifamily can be tough to get a deal. 

Ironically, when the liability event occurs, those who are actively running their business the correct way are far better prepared to handle the liability event quicker and more cost effectively than the individual who has the complexed  asset protection structure but uses unlicensed workers without insurance, fails sign contracts with indemnification and operates their business negligently.
