DTI ratio must be 33% or higher, minimum credit score of 720, background check, no pets, non smokers, must sign No drugs on the property document (Federal standard so marijuana is out even if legal at the state level).While I don't specifically look for blue or white collar tenants, I've only ever had white collar tenants.

Unless the law has been changed within the past two years, AFDC recipients were limited to only having financial assets of less than $2K  -- so if she really has the ability to pay 6 months "up front" she is committing welfare fraud.  5 years ago in Washington NO ONE was being charged with simple possession of marijuana

@Wayne Brooks  I did report my background information , which was a felony marijuana charge 8 years ago, they never stated exactly what it was just sent me a denial letter with reason being "background info" .
