It appears they restructured to actually do more flips my buddy has a decent social media presence and is boasting about his last two flips and the profits are about half of this one and required 1 million in capital.

If they are already in close proximity with an established presence, there would be little incentive for them to relocate unless your property is a substantial upgrade.

Huge tourist presence, but the population on the books is around 6,000 and its a no go at the zip code to most...Typically, your best best in rural areas is going to local banks or credit unions. 

I've seen that they have a bit of a presence here on the BiggerPockets forums, including some informational videos that they put up (Yellow Ladder Tip of the Day). 

Reputable contractors will likely have some sort of social media presence where you can parse through some of their previous projects and work. 

As long as you don't go into negative cash flow territory, I recommend that you build equity.

I can honestly say they were not my easiest guests, but that comes with the territory.
