@Zach Denny  Similar to what Minna posted above, I have done with a local portfolio lender bank where they set their own lending rules. 

When we order an appraisal, we are handing in a rehab budget to the appraiser and they will use this to help calculate an ARV which is used in the lending calculation. 

Have spoken to other folks lending them money in the past (unsecured, but sold as secured) to Rad and Seminar Solutions.

Hello, Just wondering if anyone can help me figure out a lending strategy.

Hey, I’m looking to connect and network with private individuals who lend money on real estate deals.

This person can then get you set up with a builder, if necessary, lending, Insurance, and property management.

If a bank has to pay out 5% to get deposits then they usually want 7% to lend back out or it's not worth their time.  

They were fine with my score (about 740), but have issue with the percentage of personal credit I am utilizing, so that discussion also petered out.Apparently, I have a lending profile right now, that is not attractive to mainstream lending programs.Any advice?
