The lenders that offer the 203k renovation loan are telling me that DPA cannot be used with it and this is in Ohio.

I know we wouldn't include a clause like that if we did offer brokerage services because our Property management agreement has a 30-day notice to terminate at any time for any reason no penalty. 

Let's say 20%...now let's do the math:You offer $320k, 20% down is $64k so you finance $256,000 @ let's say 6%....you neglected to mention where this property is(!) 

Maybe they are offering financing because no traditional lender will lend on the building.

One group is now offering a pref equity investment to rescue their deals, while they still actively market how they have never had a capital call (technically, accurate, but in spirit very deceptive). 

You can offer to buy the upstairs residents an area rug, but I wouldn't force it on them.
