So far, I have experienced no bait/switch, just straightforward and helpful dealings.

Of course with myself that simply wont happen :)  I am very straight forward with my business anyone in our business has had bummer deals and lost money myself included..

I have looked into different PML online and it seems that their requirements are very straight forward but they do require at least 1 new construction in the last 3 years.
