Getting into real estate has been a game changer for us financially and something I have grown to love. 

I always thought the "worst" part of it were the relatively low returns, and I see why that is not very appealing to newer investors, but I definitely see it as a viable option for investors who already have exposure and are looking for something that is less hands-on.

We do live in a small rule area where properties are a little cheaper, but so far it’s been very difficult to find something that seems to pencil out.

Please explain, because if I'm missing something, perhaps I can add another strategy to my tool belt. 

You can do a few of these to build up more capital and/OR do this to get a better deal on a property.If you find your deal (wholesale), rehab something and use HML, then get a conventional loan on it, ideally BRRRR it, you could have a great start.

Before you think you're getting in for zero down, have you asked what kind of cash reserves you have to have to qualify for the loan such as X number of months rent, and X number of months taxes, and what about insurance are they going to require you to buy one years of insurance or something.
