We just fixed up the house and have it on zillow with several applications in 24 hours. 

I had over 50 responses and 20 applications.  

@Vladimir Del Valle I don't think the location of the CPA matters provided that they have a solid background in Real Estate and software/tools to support you remotely.

Everyone completes an application...don't you want to know who will be occupying your property? 

Our software has an option to have someone who looks at our pricing daily and tweak yes. 

If I have to manage the property by myself, I am curious which property management software (Hostaway, Guesty, Lodgify, PriceLabs, Hospitable) is better for sending check-in, checkout messages, and other automated messages.

I like Seth Godin's (altMBA) approach where there are application, experience, and qualification requirements. 

A savings to put deposits and another account for everything elseyou don't need separate bank accounts as accounting software will classify all of those items.

In some areas, I find that the information is exaggerated (applicant lied) to make their application look betterHere's how I use them:  A lot of times, the applicant will self report information that disqualifies them. 

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).
