I have also considered reaching out to the Branson show teams/ Silver Dollar City to see about midterm rentals for contract workers.

Tenants lease says nothing about smoking.

And connect as a go-to buyer to "get-in-early" as a ready "pocket-buyer" they can simple serve these to on a silver platter....

For #6, when it comes to alarms, i.e. smoke detector, for example, those should be routinely maintained and not wait under a "capital" expense is needed on them.

If you are worried about the tenant smoking in the property, you could have someone complete annual inspections.
