I have 4 single family homes rented and rehabing 2 currently, in the pee dee area.

We have couple turnkeys, and couple of BRRRs that we did so far (all are single family residential properties with long-term tenants).We are interested in exploring commercial real estate, and wanted to get all of your help in getting started.

As your portfolio starts to increase, you can start creating single-member LLCs where the property is located, and then you can put all these LLCs in a trust.

You could get into a solid multi-unit or a single-family rental with real cash flow instead of hoping your Katy rental eventually fills.Not saying you should walk just yet, but if leasing drags out longer than expected, would you consider selling and reinvesting somewhere with better returns?

Probably not a lot of advantage to small MF vs single family so I would stay open to both. 

I think most people would agree that a single family home is better than a condo for a long term rental.

Not sure if you have a single STR or manage a portfolio, but I’m only managing one STR right now, and wondering how to set up that kind of payment?

I'm in favor of a higher bar before posting but I think it's a minority position.
