Is it that once you are established at an investor you're getting a lot of noise-to-signal (i.e. getting a lot of bad deals among good ones) or just generally getting consistent deals to look at?

That’s your signal that probate is in motion.

The thought process was that a big factor in inflation is increased wages, and wages don’t go up until there’s a shortage of workers, and the signal there’s a shortage of workers is a low unemployment rate. 

Unless you are an all cash, no contingency buyer, no agents going to go preview a bunch of properties for an out of state buyer who is making weak offers. 4% concession, also signals this is an FHA loan, which is one of the weakest loan products available....you need to be making aggressive offers to overcome being disadvantaged against cash buyers, which already happened to you, and against conventional loan buyers.

The key is if Elon’s move signals a new wave of tech investment in the area and establishment of new startups or new companies that drive high paying jobs.

Hopefully, if the FED will stop the rate rises by no later than March and signal that they are going to hold, I think you will see banks become little less restrictive.
