I do not intend to just sit on the sidelines...I want to be knee deep in the business. 

Sometimes it is better to just sit on the sideline and wait for a deal or search out a deal.

I've been sitting on the sidelines for many things including career, building wealth and after stumbling across the BiggerPockets podcasts, I decided that it's time to stop sitting on the side and start doing some hard work.  

He has consistently bought one property a year.Get established with a local REIA (Real Estate Investors Association) and network for a seller finance or potential partnership where you bird dog a deal and have someone bring in capital that doesn't want to manage it (some skin in the game will always help get someone else off the sidelines and bring them to your deal.If you have solid credit call local banks/credit unions.  

Don't stand on the sidelines while others play the game for fear of failure!

After years on the side lines BP answered most of my questions and allowed me to finally take the plunge. 

One can only learn so much setting on the sidelines.. 

I heeded your advice and  sat on the sidelines.  

Waiting for that unicorn of a deal might keep you on the sidelines for a year or more.
