Listen to @Ruchit Patel episode on Rent to Retirement podcast and it has been amazing to listen to the story.

There are still plenty of markets where investors can achieve the 1% return, so $4 million invested would bring in 1% or $40,000 monthly.Whether that is gross or net is another story.

The one appeal that sticks in my mind was a single story house that the appraiser noted as having a balcony (!!)

I don't use Michael, but if I didn't have the CPA am using(long story), he would be the guy.

Any success stories?

. - 2 story house with very small rooms and and 2 steps down, imminently as you enter the front door.- Gated community and in a reasonable HOA. - The home is 2 payments behind and already got a letter from the lender about future foreclose.

Funny story: my son the rock climber was in the Seattle area a few years ago when they had a massive snow storm with more on the way.

Again, this is only based on info you provided so there could be a lot more to the story for the good or bad but I can only comment on what was provided. not sure many are thinking rates are going to drop much in the next year.. seems like one would want to know how much they need to drop to see if the plan will work before putting good money after bad.
