A good project should have a wake of destruction that is quickly learned from and cleaned up.

@Samuel Coronado I work 3rd shift and have for the past 15 years as an overnight awake counselor for a group home with about 8 clients.

The emails were a wake-up call for a lot of people who were very trusting and only in the last couple of months suddenly stopped receiving "rent".  

As Jeff Foxworthy said: “Invest in mutual funds, hellll no, buy commemorative plates”Thanks for the video, the video and all these stories (along with my own) are a wake up call for all of us to monitor our properties closer – run it as a business not a hobby.

Sometimes a wake up call is necessary lest we repeat the same mistake.

Thanks for the mention.Same old, same old mate.Toledo just works great as a buy & hold rental market.We started our business in 2014 and have been doing the "same old" thing from day one.Currently we are hottest on the 43609 zip code.Other zip codes work also.It's all sold B class IMO.There is more competition now when buying as finally folks are awake to the Toledo market.Much success

@Sarah Baniewicz besides two W-2s where I work 60 hours a week I have an ATM business and my W-2s are awake overnight positions where I have about 8 hours to myself to work on my real estate.

This is the kind of thing that keep me up awake at night.

You could repeat that process every year and essentially leave a “wake” of rentals behind you 

Blame the hotel owners all you want but this action was brought on by the massive amount of complaining neighbors who were suffering from the constant late night noise,overflowing trash cans,and parking situations caused by the occupants.The tourists would back to the homes after midnight and make a ton of noise or even throw all night parties keeping everyone awake.
