Since I have free tuition through the GI Bill, I'm thinking about getting a real estate certificate (15 credits) next semester offered through UW-Milwaukee before taking the exam or taking classes at a local community college in lieu of the 72 hour course.

Maintenance costs are higher than in his other properties but he leases it by the Semester and almost always collects the entire Semester upfront from the students parents.

Go to your local community college and take 9 credits per semester (most incoming freshmen take 18, so you'd only be going half the time).

@Peggy BeauregardEncourage you to work with your tax professional and business attorney to make sure partnership agreements and operating agreements accomplish what you and your investors want.One could create an entire semester-long university class on just that one code subsection -- IRC Sec 704(b).

The construction process took approximately 4 months, and we were pre-leasing the units to students for the Fall semester throughout the construction process.Average Rents at Purchase: $919Average Rents Post-Rehab: $2,530 (this number is actually low because the one tenant that refused to leave was paying less than $750 per month.

I was hoping that since it's close enough to APSU I could find some students to rent the other side too but I just realized the APSU semester is starting real soon and I imagine 99.9% of students have already found housing.

Hi, Thanks all for the great responses...was planning to answer earlier but had to tend to three of my sheep which decided to all stray in different directions...mainly was running after a contractor that missed a deadline and then slowed down even further since he realized my house is not rentable for fall semester anyway...so what's the rush..Wanted to add some more context.Both portfolios are composed of 4-5 BR houses and are scattered all around campus within walking distance to campus.
