My mindset switch over the last couple years has been incredible and I don't just think that I'm going to achieve FF through real estate and personal finance, I know so.  

I am assuming I should only apply for one loan approval since pulling my credit score/history will lower my credit number. 

Unless you recast your mortgage (talk to your loan officer about this potential option) your payment will not go down for the life of the loan, even if you owe an incredibly small amount. 

I use Avail.co and have been incredibly pleased with it.

They have "minimum" credit scores to qualify for a loan, but the higher the score doesn't change the interest rate.

Your background as a licensed architect with experience in commercial and residential projects is an incredible asset, especially here where so many members are navigating construction, renovations, and design challenges.Out of curiosity, have you worked on any projects that were particularly challenging or rewarding?

Great credit scores and plenty of income from my W-2 source. 

Roof white owned all hispanic.. hvac white owned white workers. dry wall  white owned all hispanic  insulation white owned all hispanic.. flat work hispanic owned all  hispanic workers,  floors and tile  Eastern block owned Eastern block workers speak no english do incredible work.

If I were in your position starting out at a young age I would focus on building my credit score first.
