And whats special about this area is that the subdivisions are zoned for str so they can never take that away - unlike many other areas in the country who are continuing to find ways to restrict people from doing strs - even ones that are already in use. 

I’m not sure what the rules,regulations, restrictions are for renting out basements, so I’d appreciate some input from people who have done this before

Almost every property on my street is a 3+ unit property.Now, I understand that I cannot build a quadplex due to zoning restrictions.

Government now can restrict and cap your rent increases 3.

Adjusting some zoning restrictions and streamlining permitting processes to encourage more private development would have a quicker impact.

Here (and I'm assuming in most places), the condo association governs STR restrictions, not the local/county governments.

-Are there legal restrictions on this in NC, such as the length of the option?

I’m told mixed fund types is ok but I’m curious if my arms-length restrictions on DIY work are imposed on the other investors by proxy.
