However, for entrepreneurial, independent investors among the Bigger Pockets community, we believe there is opportunity to be found in other segments of retail properties that are eCommerce resistant, such as neighborhood strip centers that offer services which can’t easily be replicated online such as hair & nail salons, fast food, medical offices, etc.

Your recommendation "Packaging a scenario is the name of the game" - is very helpful and think I see what you are getting at: That it's useful to have a package that we can replicate over and over again to at least find out if our scenario at least passes muster for any lender? 

if your state is like TX, there is a standard lease that realtors use (and available online) which you can replicate the pet clauses from.

Slowly purchasing cash flowing properties is difficult to replicate due to most of your equity being tied up into the properties.
