The LVP is a different color than the carpet, so now I'm in the process of re-painting the inside of the house to match the new flooring.

The house needed all of the carpet replaced and the walls repainted.

I am thinking that those items alone could cost 4,000 to 12,000 and plus there are other problems of repainting (there was a smoker that lived there) and other electrical modification I have too do.

My rehab is simple where I am replacing the floors with LVP, repainting, adding a half bath, kitchen redo, and bathroom redo.

We just repaint between tenants.

The couple that lived in the home smoked so my realtor let me borrow his Ozone generator to help get the smoke smell out (works amazingly) I am adding a new kitchen countertop, faucet, backsplash and repainting the kitchen cabinets.

But if a tenants stays for over 2 years, I have had to do almost a full repaint of walls and touch up of trim, which typically is a vast majority my turn over.  

We pulled shag carpets, refinished 2,000 Sq ft of hardwoods, landscaped with drought-tolerant plants, and repainted.

This is assuming everything is new and the cost to replace upon end of useful life: i.e. roof $25/mo, HVAC $15/mo, New kitchen and baths every 15 yrs, decking, exterior repaint, etc.
