You won't have to worry about how to overcome every little financial set back that comes your way.  

These are regulatory burdens, not Patch of Land's.

This will generally be easy, but from your description you might have a setback, zoning appearance, or storm drainage problem also.

It would seem difficult to put 30 lots on 3.4 acres with streets, setbacks and the wetlands.  

I am currently in the process of valuing a foreclosed property for a potential flip/rental and have come across a potential setback.

They may not allow the square footage of the street surfaces to be included in the calculation, they may not allow set-backs to be used in the calculation and there may be requirements for open space.
