Start early, raise that equity well in advance, and make sure all those forms and verifications are filled out correctly.

I told a lot of people about this and I'm sure it got back to him as people were made aware of his character quality.  

Cashflow – the numbers look good and give me leeway if I have underestimated renovation costs, over estimated rental income achievable or make other mistakes I am not aware of yet!

There will always be people who want to rent by one but I wouldn't count on one raising property values - I would in-fact assume the opposite.

While the economics are not as favorable for you, raising $300-$400k to buy something like a 1.2mm property will be far easier than trying to raise $10mm to buy a 100 unit.
