The tenant isn't paying rent so it's reasonable to assume they aren't going to pay the electric bill.

They're prolific up north, yes, but here in the south, there just aren't that many.

The rates aren't great, but it will lower our immediate out of pocket expenses over the next 5 years so I am happy with it.  

It is much more helpful than pictures to see you aren't hiding anything.   

Pros: pay off mortgage sooner, one account for everything (all cash + deposits + expenses are paid from the HELOC)Cons: higher interest expense, higher opportunity cost (putting all your cash into the HELOC means you aren't investing it into other things that could yield higher returns)

Publication 15, Employer's Tax Guide, says only this much:...Payments for the services of a child under age 18 who works for their parent in a trade or business aren't subject to social security andMedicare taxes...No definition, and IRS publications are not really law anyway.

Yes, you should be concerned, but you aren't looking in the right place.

I was intrigued with the prospect of buying distressed properties in bulk quantities and finding local investors who could rehab them and put them back on the market.

Now, either I'm not posting in the right places of i.e Cragslist / BP etc or my ads aren't as well constructed as I think they would be to attract motivated sellers.
