We worked with a lawyer over there who is a US ex-pat who created and registered a local LLC for us, which owns our properties.

Would a cash out refi be under commercial terms since the property(s) are under LLC?

When I have a situation like this, I give them a written notice to accept the property in its current condition or get out.

So your capital gain when you sell this property will be calculate against your tax basis and not against your mortgage as many investors expect.

Also the hit rate per property is really low.
