We can “split hairs” on this topic, but let’s just accept that our different experiences have produced a somewhat differing view.  

Not having to work in this example means having the 15 rentals producing enough cash flow to pay all their costs, including all 14 old mortgages and the 15th (new) mortgage that is refinanced each year.   

There is no debt service coverage when a property is vacant/distressed and in need of rehab to produce a rental income situation.

The issue with this is HYSA will probably produce better ROI for now.

The income it can produce and the networking would be worth it.

I think the worst are the ones that will say they can do something for you or bring something to you then do nothing at all/fail to follow up or stay in touch (lack systems, organizational skills, and actual work to produce).

When you say a man in debt is a slave, are you referring to debt used for personal items, or are you including debt used to acquire income producing or capital appreciating assets also?  

Off market, value adds can produce good returns.
