Postpone the closing and have seller pay for your accommodations, storage, extra cost for move etc.Turn this over to your lawyer to manage.

Why not just postpone settlement until after the tenant is out, and make sure that the vacated apartment isn't destroyed?

We are wondering if we could ask the BP community for ideas and advice on securing purchase, rehab, and misc funds.We were thinking of establishing an LLC, but I think we'll postpone that until we have some working capital to avoid additional credit issues.I believe we both have 750+ credit scores, modest 401k/403bs, and modest home equity.  

@Brett Goldsmith I am trying to determine who actually owns my loan.I have religiously filed loan modification for almost 8 yrs - with NO approval or denial - only a new foreclosure sale date - all of which were postponed/canceled.

Now I am shifting to buying short sales and rehabbing, and will be hesitant to buy a property as we approach the end of the year, particularly if the property needs outside work that the weather would postpone.

Small items might be taken care of but in the end the majority of the maintenance just gets postponed and accumulates.

If I didn't want to go that route, I could work on building up enough savings to get started, but then I'm looking at postponing this "education" for probably a year at least, & possibly losing his interest in mentoring me.

With a new 180 day window you can postpone the sale of the old property to get a little more appreciation or capture top dollar.  

They postponed the auction date for another month and we were able to close 10 days later.

If you are able to postpone your purchase to around Feb next year, we could work out something.
