There are a surprising number of quiet title lawsuits that sue for ejectment and quiet title, which automatically kills jurisdiction because you must have possession before you can quiet title in Alabama, by statute.

Also because you don't know the condition of the units when they took possession, use the inspection as an opportunity to see the condition of the home, so you know when they move out. 

I contacted the Realtor and asked what improvements have been made, and if the current month-to-month tenants are able to move out by time of possession (I dont want to inherent tenants).
