To answer your question directly: a person should apply (whatever that means in your process) before being asked to screen.

Keep in mind this is a self-directed account and most are not.

Sounds like you're already moving in all the right directions. 

I think this is what AI companies are selling as a feature and the industry is moving toward that direction.

Unfortunately I was told they could not give us the full $8k for some reason but credit us $6k which was awesome plus the $2k directly mailed check from the seller.

However, I had to subordinate the sellers note to 2nd position (hint: set up that language in advance to streamline the process, if that's the direction you're going to go).Since the ARV was high enough, and the potential income would support the mortgage and expenses, it all worked out. 

I have been studying them and we are looking into ways to launch one direct to investors, without the loads and sales fees.
