They also have a pulse on who in the area has successful property management businesses (maybe themselves)3) Search direct booking sites in your area on google like "Vacation Rentals In Allentown" and see if websites pop up that are not airbnb or Vrbo you could reach out on.

I vet borrowers through a company, which the borrower pays for @ $2500 a pop. :)  I am currently in a 2nd position loan where the borrower did use a HML in 1st position.

By making 2 payments a month, you're effectively paying an extra month of payment every year. 52/4 = 13, vs. 12 monthly payments (one for each month). 2 - if I'm in your shoes I would wait a few months for the dust to settle. you may not know it now, but there will be random things that pop up here and there with owning real estate that you won't get to experience until you've lived in it for a while.

@Dane Reynolds Popping in here because I don't see this mentioned but my understanding is if you lived in the property any 2 of the last 5 years prior to selling that you get to avoid capital gains tax.

I go to his Facebook page and also notice that it says he works for Keller Williams so I ask him if he does in fact work for KW because about seven Frank Walkers pop up on realtor.com but none of them have profile photos or are in Texas.
