I've taken a couple real estate courses but Big Pockets is the best and I have been binge watching for the last 2 weeks and im super excited to start investing im looking to do the Brrrr strategy and looking to pick up small multi family properties and possibly off market flips. 

Does everyone else find it odd that @Dutch Mendenhall has been an active participant on this site for years and he goes silent while @Brent Mendenhall picks up the pieces? 

I picked Las Vegas because it’s close to me and California is out of reach. 

I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

What are the pros and cons of each option and in what scenarios would you pick one over the other?

Yup then you get newbies coming up after they watch you buy a few and want to buy you a cup of coffee and pick your  brain.. 

Will definitely pick your brain sometime when we are ready for the next one.

My two cents are with 400k,  pick a market and get started.
