Where I'm stuck is whether I should use a metering system that pre-prints a stamp onto the envelop or find a machine that can place a physical stamp onto an envelope (obviously I can't sit there all day stamping).I'm thinking from the perspective of mail that looks to "businessy" vs. mail that looks more personalized for better response/conversion rates.

Still believe that:1) With 3D Tours, floorplans and walk-thru videos (taken & shared by listing agent with buyer agents) there's little need for an investor to physically see a property.2) Agents should better set expectations with investor buyers, so they understand that with #1 above and a great inspection, there's no need for them to physically see a property.

VRBO is a very popular go to for that area and its worth the investment.Can always pull cash out of one of those properties because rates just dropped this week making refinances a lot easier on the wallet!
