If you're looking to be a lender, you don't have to vet the person as much as you do the deal (though certainly you'll want to have some reasonable certainty that the person is a true investor and not a scammer.

This would help you vet the tenants as well as the seller to see whether he is telling you the truth about the terms.To be honest, i am coming to the conclusion that that only person a lease hurts are the landlords.

If you are buying that many properties every month, it easily justifies creating a new position within your company (marketer) and possibly bringing in an acquisitions person as well. 10 deals a month is a lot of wholesale fees.
