Matt that is the NMLS number for the company not for you personally  sounds like your a VA or something not a licensed lender..

If things get tricky, consulting a local attorney experienced in landlord-tenant issues can help you handle the situation properly.

Also, get all personal info (DOB, SSN) from the seller in case needed when talking to lenders, lienholders, etc.

out of 100 HML maybe 5 do new builds.. and zero will do loans for someone with no experience so that is going to be the key if you have experience or not.. if not they then like to see an experienced GC on your team.

So is this just as simple as showing how much the property makes or do they also look at personal debt to income, credit score, reserves etc as well.

The concern with the DSCR loan is that I need to make the property present as though it's rented to individuals during appraisal (tough since it's a working rehab facility now) and must create another lease that shows the tenant as personal and not a company.

@Denis Orlov I don't do STR, but I've rented one of my personal properties for arbitrage before.
