I personally would go that route as it would probably be less expensive. 

Establishing an in-house servicing operation is a natural complement to the company’s core business purchasing and repositioning past due residential loans.

It would just need to be a situation where they have great contact with the person doing that managing of the project (I.e. have known the person for years, great reputation, person has experience in flipping etc.).

Personalizing your message to the individual recipient is the best way to avoid this.

Did your borrowers mention securing your investment with a recorded mortgage or deed of trust, personal guarantees, lender’s title insurance, or anything else?

In my experience cap-x is the rarest of knowledge and actions to most.

I would also focus on smaller deals, single family to 4 unit starting out, so you can establish some experience.

Unless it can be established that they are scamming enormous sums, the police, FBI, attorney’s general, and the like, have bigger fish to fry and won’t lift a finger.

You will quickly find, as you generate local person-to-person relationships, how many opportunities open up! 

So is this just as simple as showing how much the property makes or do they also look at personal debt to income, credit score, reserves etc as well.
