It comes together, but only for those with drive and more importantly, persistence.  

Sounds like they're getting more persistent!

But I will persist and hopefully land something that meets my criteria.But I am running into problems finding lenders who do commercial loans. 

(B) A cause of action may not arise against an owner of real estate in a covered transaction for failure to disclose:(1) that the subject real estate is or was occupied by an individual who was infected with a virus or other disease which has been determined by medical evidence to be highly unlikely to be transmitted through his occupancy of a dwelling place; or(2) that the death of an occupant of a property has occurred or the manner of the death; or(3) public information from the sex offender registry as defined in Article 7, Title 23.

I promise there is a bank out there that will say yes, you just need to be patient and persistent and find a bank who is hungry for your business.

Death, Disease, Disaster and Divorce those are the very motivated sellers. 

This will help your chances of getting a release, but it will take persistence, and they they don't Have to give you a release.  

Be persistent as your goal is to make their lives miserable enough to force them to move.

Anyone can make good money in real estate, but it takes time, a lot of hard work, the right attitude, some skill and persistence.
