get some quotes and possibly split it with the buy. some foundation companies with do the work and wait to get paid until closing. personally, i would not buy a home with foundation issues (i have in the past) . i would be willing to split the cost with the seller and as for a discounted price. good luck!

The heat pump works fine but is at least 20 if not 25 years old, the house also has some big trees too close to the house where big branch's have already fallen off the tree and have done damage to the roof in the past (I can tell by the patched shingles).

If you had another management company handling it differently in the past, I am not sure that they were doing it properly.I do find one of the most important things that landlords can do is keep good open communications with their property managers.We never have problems with owners questioning us on the things that we do and are always happy to explain why were handling something a certain way.I am amazed sometimes that the initial attitude and some of our owners can be very poor and do not make for good working relationship.When dealing with your management company try to keep things on a positive note.

I was in the past I owned over 350 cash flow homes in the mid west.. but I sold those all off 2 years ago.. my focus now is concentrating on the hot markets were we can make some darn nice money.. plus its a great place to visit.. beats the heck out of buying rentals and having to spend time in other mid west towns that are well not Charleston..
