@James Murphey I don’t think there is an argument here for establishing oneself as the owner.

Now, making money from oneself isn't that bad of an idea eh! 

You wouldn't be paying for curriculums to just educate oneself on the topic, but instead one would pay for the investment with veteran coaching on top of that.

@Karen Devlin I am in agreement with others here who say to not put all of your eggs ($370K from 1031 proceeds) into one basket (ONE self storage facility).It would be far more prudent to spreading the $370K over smaller (5-12 unit) apartments.

This is why I am so against leveraging oneself to the hilt, taking out all equity to buy another property, etc. 

I've managed one self storage facility where I was able to increase the occupancy by over 20% in just a few months, just by being a good manager.

Also, what are the boundaries of "holding oneself out to the public as being in the mortgage lending business" ??

I'm not making a promise this will last forever or that tough times are not ahead, but it is just not beneficial to let fear hold oneself back.

It should be a human right to tattoo and pierce oneself. 

Convincing one self a condo is good because it is the only game is not usually a ideal approach to investing.As mentioned when all the windows, a brick façade or elevator need replacing a $5,000 - $10,000 assessment is not out of the question.Condos for the beginner are a good income investment till the tide turns then it becomes a terrible investment.
