Based on my experience coaching investors with my husband, who was a realtor many years ago, I strongly advise that, regardless of whom you work with, you meet the team, conduct thorough market research, get an appraisal, schedule an inspection, and also arrange for a site visit.

Sometimes things are left on the work site and local hoodlums sneak in and take them.

The land assessment value is on the tax assessor's site in every county, but that doesn't hold a ton of relevance in my opinion.

I'm now looking into having a title company do a comprehensive title search before officially putting in an offer. 

Like contractors, which can be ROUGH especially for someone with a day job who cant be on site beginning and end of shift. 

A new member shouldn't be up sold the site's products when they are just asking for general advice from the forum; not what books to buy from BP. 

Costs a lot less to do all pad sites together versus individually. 2.  

I have been working with my contractor about 23 years now and when we get involved in a project I go to the site at least 4-5 times per week.

SIH has some marketing gimmick with the Real Estate Guys where they bus unsuspecting retail customers around to the sites to see home being built.
