If the difference between 15/30 year loans was 3.5% and 8% I can bet more might do a 15 year loan but a half percent is negligible when you can leverage that half percent elsewhere for way more ROI.

Income was usually direct deposited into my acct and a monthly summary mailed to me detailing monthly payment less any expenses/repairs/fees.Repairs without my consent were capped at around $250, however, towards the end I took over the "management/maintenance" aspect due to negligence while the MC continue to provide bookkeeping.I expect MC's to know the laws and legal rights of both tenant & landlord.

If you also do the management piece, they can come after you if the LLC does not have enough assets or insurance to cover the damages from the injury caused by your negligence to do the repairs.

I used to swap out cylinders between rentals but then got really paranoid about how an aggressive lawyer could twist that into my negligence if a criminal entered the property with an old key.Now I spend $8 a cylinder to have it rekeyed to a totally new key and throw out the old keys.
