I can't speak too much on new multifamily construction however the NAR reported in August that the Ogden-Clearfield area was the number 10 gaining metropolitan area in appreciation in the country in 2022 Q2 at 25.5 percent.This is partially why I have a lot of faith in the market.

It can be argued that state by state rules for marketing property is from a wonderful job of lobbying by NAR which has a vested interest in keeping that monopoly.There likely is some case law in certain states regarding this - hence Jon and Steph’s recommendation.There also would need to be a complaint and a question of does a DA want to go after one guy - there would probably need to be a bigger picture motive.Not a lawyer here, but I have had lawyer’s review my buy contract and they never had issues with the right to market clause (and one of the lawyers is a broker too).

If you are part of the NAR, you could utilize your own .realtor domain name, for example, www.KellyChoate.realtor and you will stand out from everyone else (.realtor information).

I don't do GADGETS.Companies are always trying to get brokers and agents to buy into the latest do-dads making them think it will make them rich or greatly increase business etc.I keep things basic and transact deals and rinse and repeat.The more complex you make things the more money goes out to other people and the less comes back to you.A new agent goes to the NAR convention and gets all excited about technology and buys a bunch of stuff with the little funds they have to start.

Don't get your Realtors license because there is no such thing, only a state licensed agent who is a member of NAR can use the term but NAR does not issue licenses.Second when your looking at prospective properties the first question to ask is it salable.
