Or you get the feeling the members think its an obligation to answer them with full details of how we make money in our business's, Like write their bizz plan for them. 

Just make sure you are saving towards those slow months during the peak months, buy a deal at the right price (don't overpay just because its a turnkey STR or you think it will make more money than projected), and look into ways to increase bookings during those slow months with some marketing and operation tweaks. 

@Olivia Blake how much money will you potentially lose by strong-arming a tenant and then having them break the lease early - or even just not renew?

Often times you will pay much more in taxes than if you pulled the money out, paid the taxes and penalty and then started investing in real estate.For example, with the financing you mentioned, the IRA must pay taxes on the portion of the profit earned by financing. 

Proceed with caution when considering this program, as it may not live up to the grand promises it makes. 

Unless you have a clause in the purchase of the entity that clearly makes you responsible for the entity from the day that you buy it(Indemnification) I wouldn't bother with the LLC.Good luck man. all the best!
