So, if you live in one of these states and hold title via LLC, and you need to appear in court for any reason, perhaps including an eviction or to defend against a lawsuit, you would need to hire a lawyer. 

Hannity has defended himself as we all would - as someone who fixes up dilapidated properties and improves communities by providing quality housing.

Just the fact that there could be an incident that leads to a lawsuit, with the landlord having to defend the lawsuit, is a very expensive matter; and there's no guarantee the tenant will cover that legal expense for the landlord, even if they so promised to indemnify.
