His mom is co-signing the lease for him (but living in a different state and paying for his rent) and said he has mental disorder.

Mentally, I cannot ask for monthly rent when I would not live there myself.

Thanks to youtube videos that glorify the burn em' and churn em' mentality you are getting people who will rush through the process, hike up their fee, and look to settle for the rest of the year since they made their salary.

I will definitely file that in my mental Rolodex.

I do not plan to manage the property myself, but that mentality would be really wise for someone whoo is planning to do that.

But if you can get over that mental hurdle investing out of state is a great method to find a good deal.
