Sometimes driving 20 minutes I find myself cursing wishing I lived closer  :)As a side note: I work full time in NYC and have over an hour commute from my place in NJ to NYC so this probably wears on my excessively as well.If all I did was manage my properties than maybe that half hour limit would be a bit more...If the return is fantastic and a great location Etc. go for it, if it is too much you can always get someone else to mange it.Good luck,Chris
