Again, the problem is when people mix these two up, finance does not like that, not at all, there not used to it, there is no longevity of any track-records for such, it's very new in time perspective (to a bank 1yr is a second, there vision of time is much longer). 

Cleaners and maintenance and guest relations are where you get your longevity because those are what lead to good/bad reviews.120k gross is possible in a nice 3BR without a pool, so you easily can hit that number with a pool.

But longevity is my target. 

The longevity of its life is worth having it checked after the first 10 years and then ever 5-7 after that.

Longevity and exposure in the industry, demonstrated experience, and your "fit" with the folks that you actually talk to will be key to your decision.
