I believe any investing is a lot about you get what you give, but quick question- I’ve read and listened to a few podcasts where people claim they get fast cash flow once they invest in turnkey.

If you do nothing more than post your potential deals here on BP and listen to our feedback, it should be tough to lose more than $30K flipping houses before you learn the business.

If you listen to David Greene, he also recommends staying away from them.

I listen to a lot of podcasts and read a lot here on the forums, but it seems that most people start as a side hustle while keeping their W2 for a while.  

If I am in your shoes I would buy 2-4 units, get a conventional loan, ask the sellers to pay for the max contribution (3%) towards closing costs.

A while back I was listening to an older episode of the Bigger Pockets podcast back Michael Greene was still hosting and they talked to an insurance expert. 

There's nothing wrong with renting for a year, getting your shoes on the ground, and learning more about the market.
