I have that mis-labeled then.

They had just bought it 3 months prior and rented to gypsies (12+ people in a 2 bedroom), a person who chronically gets evicted every few months and moves around, and a felon with Pit Bull dogs.

But - if you have short term flips ( less than one year until sold), short term wholesale sales, etc - and if you do more than the IRS deems "part time" or "singular in nature" - the IRS can label you as a "Dealer" - if so...game over.

If what I propose is allowed, then even I will open a RECF platform using white label software and technology. 

Don't label the deposit pet or anything else, it should all be one big deposit you can use on any damage/loss.My logic for the fee is that I prefer to have a pet free house.

We just bought a duplex and a tenant that I have labeled a high maintanence tenant has also asked us to power wash and we are considering it.  

That way, if people are chronically late we can still withhold the late fees from their deposit when they move.
