I'm also not thrilled about paying Intuit any more $.This sounds a bit like a mess, so I'm hoping there is some workaround here that I could propose to my CPA.

Was going for a 5% down loan but last minute had to adjust it to a 7.5% down but still a pretty minimal cash layout.

I somehow hove more confidence in the 20 year potential of my SFH than the multi family/duplex/triplex layout of the potential portfolio.

My neighbor with the same sq ft/layout just sold his for $1.3M a week ago, 3 days on market.

They get paid by the colleges and the students pay a TON more in tuition for those classes than any would-be wholesaler pays for a seminar. 

This needs to be more intuitive.

I would add another pic of the hot tub taken from the other end of the deck, so guests can get a better idea of where it is in the layout.

There are some reputable hard money lenders and a lot of disreputable ones, but you are going to need to layout your plan and resources.
