In case anyone else is wondering about this, it's my understanding after doing a ton of research (but not having talked to a professional) that bonus depreciation only applies to properties in the US (not international properties).

I recently looked into doing docusign route, but was unsure if I could have the notary sign after the tenants have signed electronically.

If you're financing from abroad, look into international lenders or local banks that work with overseas investors.

Partially because you did not rent it for an entire year but mostly because of upfront expenses: getting it ready for rent, buying furniture, electronics, and other furnishings, stocking up on initial supplies, and so on.

Oh, some CRMs say they have internal lead lists,  vacant or absentee list.
